WARROORA (pronounced Warra) is a family-run cattle station with a unique outback coastal experience. Ideally positioned an hour south of Coral Bay and a mere 23km from the highway, we offer a diverse range of accommodations. Choose from our Oceanfront Villa, fully-equipped Cottages, and thoughtfully refurbished Stockman’s rooms. For those seeking a more rustic experience, our campground, positioned 1500m from the beach, provides spacious unpowered sites, each equipped with its own fire pit and convenient toilet and shower facilities. Pets are warmly welcomed in the campground area.

While the Homestead is accessible via a 2WD vehicle, an adventurous spirit and a 4WD vehicle are required to access the pristine beachfront. This serves as the ultimate gateway to the renowned NINGALOO MARINE PARK, allowing you to explore our captivating 50km stretch of untouched coastline. The NINGALOO REEF is a haven for recreational fishing, and many activities await, including snorkelling, surfing, whale watching, birdwatching, and invigorating wilderness walks.

The nature-based campground located 1500 m from the beach has large UNPOWERED sites. There are a BASIC camp kitchen and shower & toilet facilities. Please note that there is NO power at the homestead campground. We are pet friendly; pets must be well-behaved, kept on a leash.

• CHECK-IN from 11am to 5pm.
• Children between 2 and 15 years old
• Infant under two years old are FREE OF CHARGE
• Please bring DRINKING WATER - NON-POTABLE bore water is available at the Homestead (for cooking or domestic use only).
• Wood can be purchased from our office (please do not collect on Warroora) if you intend on having a campfire. Please CHECK FIRE CONDITIONS before lighting a fire.
• The use of generators is allowed between 8 am to 8 pm.
• Don’t litter. Please use rubbish bins provided around the campground.
• NO motorbikes and quad bikes are allowed on the property

Warroora is a cattle station located 1 HOUR SOUTH OF CORAL BAY, 23 km from the highway, with a unique campground ideally placed to explore the magnificent Ningaloo reef. The Homestead is accessible with 2WD, but 4WD VEHICLE IS REQUIRED TO ACCESS THE BEACH.

PLEASE NOTE THAT THESE ARE NOT THE BEACH CAMPSITES MANAGED BY NATIONAL PARKS.

The Cottage, located just 1.5km from the beach, offers fully self-contained accommodations with all the amenities you need for a comfortable stay. This charming retreat features two separate bedrooms with two double and three single beds, a well-equipped kitchen with a full-size fridge/freezer, gas stove and oven, microwave, and a cozy lounge area with a TV. An additional child is welcome for an extra fee of $25.00 per night. It is an ideal home base for families exploring the breathtaking Ningaloo Coast.

Additionally, you'll find outdoor amenities such as a BBQ and an outdoor fire pit. Linens are provided, making your stay hassle-free. Children aged between 2 and 15. Please note that no air conditioning exists, as Warroora utilises alternative energy sources.

Charlie's is self-contained accommodation with a kitchen, small living room and 2 bedrooms (1 double bed and 2 single beds). The fully equipped kitchen has been renovated recently.
Shared toilet and shower in walking distance. This is a basic accommodation but ideal for people who don't want to camp but still want to enjoy what Warroora station has to offer. Chalie's is situation 1.5km from the beach.

Terms & Conditions

A. CHECK-IN AND CHECKOUT
• Standard check-in is 2 pm for accommodation and campsites bookings and standard checkout is 10 am.
• Warroora Station's OFFICE HOURS ARE FROM 8 am TO 5 pm, LATEST CHECK-IN is 5:00 pm. We DO NOT recommend driving on the station road at night time due to hazardous livestock on the road!

B. TERMS & CONDITIONS
1. These terms and conditions apply to all bookings made through Warroora Station. Placing a booking with us constitutes acceptance of these terms and conditions. You agree to comply with all applicable laws and with regulations.
2. You agree to ensure that all occupants treat the Property and all fittings with reasonable care, and you agree to pay for any damage caused by misuse, neglect or abuse during your occupancy.
3. STRICT NOISE RESTRICTION between 8 pm and 8 am. Noise restrictions include loud social noise, music, children and generators. Offensive noise is prohibited and may result in the termination of permission to occupy the property. Anyone disturbing the peace of other guests will be asked to leave the premises. EXTRA CHARGES for any expenses incurred as a result of OFFENSIVE NOISE.
4. Guests are to stay within the maximum number booked. If guests breach the maximum number of guests allowed at the property, they will be directed to leave the property, and they will be no refund for any unused portion of the booking.
5. Please understand that rural properties have wild dog eradication programs. Pets are permitted on leads, but you agree they are not allowed to enter Warroora accommodation (allowed in enclosed veranda only), or cleaning fees will apply to $150.00.
6. We suggest you obtain appropriate travel insurance to protect you from unforeseen circumstances during your stay and journey. (e.g. road and weather conditions, accidents and injury).
7. All chalets and rooms are strictly NO SMOKING. Cleaning fees may apply if you are found to have smoked inside your accommodation.
8. NO MOTORBIKES and QUAD BIKES are allowed on the property

C. CLEANING FEES
1. Camp Site – please ensure all rubbish has been put in the bin provided, your area is left as you found it, and those kitchen facilities are left clean and tidy. Please do not leave food scraps or rubbish in communal fire pits.
2. You agree to vacate the Property in a reasonably clean condition. You AGREE TO PAY A CLEANING FEE OF $150 if the room/kitchen or BBQ has not been left in clean condition (this includes dishes not being washed and put away, fridges not being cleaned out, oven and microwave left dirty and more than normal dirt being left on the floors or walls). The AUD150 bond will only be withheld in damage, theft or extra cleaning cases.
3. Guests are required to provide credit card details for any extra costs while staying at WS. WS reserves the right to deduct any costs incurred from the credit card and claim extra charges for damage to the Property, Loss of damage to household items, DISTURBANCE TO NEIGHBOURS and EXCESSIVE CLEANING COSTS.
4. Pets are NOT PERMITTED at any of our accommodations; we allow pets on our camping grounds. Guests are responsible for ensuring pets are not allowed access to the inside of any buildings. All pets must always stay on a leash whilst staying at WS (cleaning fees will apply to $150.00).

D. GENERAL DAMAGES, BREAKAGES, BREACHES OF TERMS AND CONDITIONS
1. The facilities we manage are for residential short-stay accommodation only. Functions and/or parties will be charged a venue hire, bookings made at management's discretion.
2. All damages, breakages or losses to property, furniture and furnishings are to be reported to the management by the guest immediately.
3. If the property has been damaged (whether such damage is wilful or not) and/or left in an excessively dirty or untidy state, management will charge guests for damage. To cover such costs, management may enter a DEBIT ON THE CREDIT CARD OF THE GUESTS, and the guest hereby authorizes management to do so. This also applies to any theft of linen (towels, sheets, etc) appliances or anything provided to guests by Warroora Station.
4. Any legal conflict, which may arise, shall be resolved in the legal jurisdiction of Western Australia.

E. LIABILITY
Warroora is a relatively safe place, but guests are responsible for the security of the property and their items during their stay. Please report any suspicious activity immediately to the police or Warroora. Warroora will not be held responsible for the theft, loss or damage of any personal property belonging to the guest. It is strongly recommended that guests arrange travel insurance to cover thief, loss or damage of personal items.

To the maximum extent permitted by law, Warroora Station will not be held responsible or liable for any accident, direct or indirect loss including but not limited to loss suffered to property or person, damage, fatality, injury, psychological injury, inconvenience, loss of enjoyment, disappointment or health-related issue whatsoever during your stay at WS.

Cancellation Policy

STANDARD MODIFICATIONS & CANCELLATIONS POLICY - ACCOMMODATION & CAMPING
1. Please provide advance notification for any reservation modifications, which are subject to availability and approval. Please note that a charge of $22 for accommodation and $11 for camping will apply for any CHANGES or MODIFICATION made.
2. Cancellation of your booking 21 days or more before your arrival will incur a NON-REFUNDABLE 20% CANCELLATION FEE. If you choose to rebook for a date in the future, the Booking Deposit fee will be waived.
3. Cancellation of your booking less than 21 days before your arrival date will forfeit 50% of your payment.
4. No-shows and cancellations made 7 days before check-in will be subject to a 100 per cent cancellation fee.
5. No refund - we are not held responsible for external environmental conditions outside our control, such as bad weather such as wind, rain, road closure, cyclone, etc.
6. Cancellation outside the control of the guest will be considered by Warroora on a case-by-case basis, considering potential loss to the owner. Guests are strongly advised to take out comprehensive holiday and travel insurance to cater to unforeseen circumstances.
7. If you arrive at Warroora after your scheduled check-in date, you will not receive any partial refund for the nights you did not stay. Likewise, if you leave early, Warroora will not provide any reimbursement for the unused portion of your reservation.
8. If guests are dissatisfied with any aspect of their accommodation after arrival and decide to terminate their stay, the amount to be refunded (if any) is at the discretion of the management.
