Wave Retreat Book

A brand new stylish and compact 2 storey, 3 bedroom beach house. Elevated on a promontory between the other 2 beach houses, this property has breathtaking panoramic views in a 270 degree vision of the Southern Ocean and with Little Porky Beach below.

Direct access is from Barnes Road, and has an immediate view of the most distinctive wave-form architecture that makes this property almost unique in its appeal to the external observer, and hexagonal interior and exterior floor design.

The main floor and extensive viewing deck are elevated on steel pylons that provide for open under floor parking thus preventing the obstruction of the view by parked cars.

The main floor has two private bedrooms with Queen size beds and sufficient storage and vanity space, one with a spectaular view of the coastline looking north, the other looking south. They share a stylish bathroom on the same floor with shower, vanity and washing machine.

The rest of the Main Floor is dedicated to living space which although compact has been designed for maximum comfort and uncluttered style. It contains a fully equipped kitchen with a standalone cooking station and breakfast bar, an extendable teak dining table and chairs, and a corner couch unit for comfort if you can break away from the views , tv viewing and cosy discussion. A scandinavian design wood fire heater is a prominent feature, providing both comfort from the elements and also adding immeasurably to the distinctive style of the place.

Stairs from this level lead up to the ensuite master bedroom/studio which commands the most compelling of vistas and at the same time a degree of opulence with its own bathroom/shower and vaity and its own small, secluded balcony.

Booking one of our houses is very different from booking a regular hotel room or resort, especially with regards to payments and cancellations.

To maintain a good standard for our guests we require compliance with certain conditions . We appreciate most will respect our property but the occasional abuse requires that we state the following conditions.

PLEASE READ THE TERMS & CONDITIONS CAREFULLY BEFORE USING OR OBTAINING ANY MATERIALS, INFORMATION, PRODUCTS OR SERVICES THROUGH THE SITE. BY ACCESSING THE SITE, YOU AGREE TO ACCEPT, WITHOUT LIMITATION OR QUALIFICATION, ALL OF THE TERMS & CONDITIONS. We reserve the right to change, update, or correct any of the Terms & Conditions or any information contained in the Site at any time without notice by posting amended terms to the Site. Your continued use of the Site means that you accept and agree to the revised Terms & Conditions. If you do not accept these Terms & Conditions (as amended from time to time), please exit the Site immediately.

No booking is confirmed until a non-refundable deposit has been collected.

Arrival/Departure Times
Typical check-in is at 3pm, and check-out at 10.30am unless stated otherwise.
If possible and the property is available, we will endeavour to help guests into the property earlier. Late check-outs, if available, can be requested but a nominal cost will be charged.

Guest Numbers
Number of Guests should not exceed the number stated on the Confirmation Notice or subsequently agreed in writing or email. Fees will apply for excess guests not agreed with the owners in advance.

Parties and Functions
Strictly prohibited. these are residential properties designed for small numbers of guests. The price charged is for domestic use only and not for commercial. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in loss of your bond and/or additional payments.

Damage or Losses
A property is typically someone's home. Please treat the property rented accordingly and leave the property and all its contents in good order and in acceptably clean condition. Cleaning charges apply at $50 per hour if the house is not in an acceptable clean condition.

Any damages or losses caused during the rental period, as well as any special cleaning requirements will be the guests responsibility and may be charged and deducted from the security of holding credit card provided on initial booking deposit. In cases of excessive or unacceptable loss or damage at any time during the rental period, the property manager may require the guest and his/her party to vacate the property immediately, without compensation or refund.

Loss of Key
Unreturned key to lock box located on property, will result in the cost of replacement of all door locks on property, labour & associated costs for locksmith.
A holding charge of $500 will be debited immediately to credit card, unless customer has made contact or left message within 1 hour of departure with property manager, and until such time, invoices are provided to the property manager of exact cost.

Security Deposit
We require credit card details before check in, to be used as a security to charge only if accidental breakage/damage occurs or if extra items are purchased during your stay. Please ensure we have valid credit card details on file before you checkin.
Please be aware that a minimum of $500 will be charged to your card if any breakage or damage occurs until a full assessment of the cost of damage can be done.


Valuables and Security
Any guest valuables or property left or used at the property are at the guests own risk. Neither King Island Breaks, individual owners, private or Pty Ltd companies, nor the property manager accepts any responsibility for loss or damage to guest property. The guest is responsible for the property during the rental period and must ensure that all windows and doors are locked securely when not in the premises. Any act or omission by the guest, their party or visitors which may negate or prejudice the property's insurance policy and/or results in loss or damage is the guest responsibility.

Payment Policy

Payment
When the guest makes a booking request, no booking is confirmed until a deposit has been received. The following deposit payment must be received:
For rentals beginning more than 60 days after the date of booking, a deposit of 1 night accommodation is required. The remaining balance must be paid within 30 days of scheduled arrival.
For rentals beginning 30 days or less after the date of booking, full payment is required.
After the deposit has been paid, if the following remaining payments are not received within 7 working days after the final due date period, or contact is not made with the property manager by written email within those 7 days and a acknowledged response by property manager, King Island Breaks reserves the right to void the booking request.

Cancellation Policy

Cancellations
As a small boutique property group our business depends on maximising occupancy, and cancellations often result in empty properties due to limited flights and for booking lead times and limited capacity.
Except for December and January bookings as explained below, cancellations prior to 30 days of arrival will have total monies paid refunded, less deposit paid.
Cancellations within 30 days of arrival - all monies will be forfeited, unless all nights can be resold.
An exception to the above is public holidays and the Christmas New Year period December 15th to January 31st , where cancellations within 60 days will forfeit all monies.
No refund will be given in the event of non-arrival, or for any unused nights due to flight/weather disruption. At property manager's discretion if any alternative options are available they will be offered. If we can fully resell your booking all monies will be refunded or held in credit, less deposit.
King Island Breaks is a booking Agent. Any change of property ownership would trigger events beyond our control and bookings in that case would be reviewed and subject to change or cancellation depending on new owners. In the event of cancellation by a new owner a full refund would be made.
The owners will make every effort to ensure the property is available as booked. However the owners reserve the right to make alterations to bookings due to unforeseen circumstances.

We highly recommend that you protect yourself with travel insurance.
