'When Architects Travel' was created as a humorous response to the realities of being an Australian Design Professional - wanting to travel and 'see it all', with the desire to do it stylishly and simply but on, let's be honest, a pretty trim budget! (oh, the laughs we often have over the Hollywood myth of the life of an Architect!).

Having started hosting people in our home via Airbnb many years ago, we pride ourselves with offering guests who are 'LOOKING FORWARD TO A QUIET STAY' the opportunity to 'live like a local' in one of our two flats in an 1890's terrace house (converted to flats back in the 1920's) for a comfortable, quiet stay on a beautiful, tree lined, residential street in inner-city Darlinghurst, home to a mix of local families, young and old. This is a stay in a home (entire flat), not a hotel.

Our home is a short walk to Rushcutter's Bay (our 'back yard' - perfect for a walk, a jog, a spot of tennis, a coffee, or a scoot or play with the kids) and is close to the many cafes and restaurants of Darlinghurst, Potts Point and Paddington - including Bill Granger's eponymous Bill's cafe at the end of the street! Our home is within 5-10mins walk of numerous local bus routes and the local train station, and is 20-30mins walk to the centre of the city, Woolloomooloo Wharf, the Art Gallery of NSW, the iconic Andrew Boy Charlton Swimming Pool, and many other city sights, should you prefer to stroll.

Terms & Conditions

Please read these terms and conditions carefully. When you make a booking, you accept on behalf of your party the terms of these booking conditions. It is your responsibility to ensure that all of the details on your confirmation documents are correct and to bring to our attention any errors or discrepancies within 48 hours of your booking.
Guests accept and are held fully responsible for actions of their fellow guests or children which may result in injury or harm when staying in the property and it’s surrounds.
Any breach of these terms and conditions may result in immediate eviction with no refund or cancellation of your booking.

We do not provide off-street parking for guests. This is an inner city area, with 1hr time limited parking in the surrounding streets which extends from 8am to 12midnight. Should guests require a car with them during their stay please contact us to discuss parking options.

We provide free Wi-Fi internet for guests only, and is not intended for use for streaming services, online gaming, or video conferencing. The connection of the internet during the stay is not guaranteed and may be disrupted or not available without notice.

CHECK-IN + CHECK-OUT
Standard check in time is 2pm on the day of arrival and the property is to be vacated by 11am on the day of departure. An additional fee will be charged if you do not check out by 11am. Early arrivals and late check outs are at our discretion, must be requested at the time of booking and can only be confirmed 1-2 days prior to arrival or departure. Whilst every effort will be made to accommodate early arrivals and late departures, the only way to absolutely ensure an early check-in or late check-out is to book an extra night.
SECURITY BOND
A security bond form with credit authorisation is required to be completed and returned at minimum of 21 days prior to your arrival. Your credit card will be automatically debited in the event of: damage to the property, equipment, breakages or if extra cleaning is required. Please note: we will only process monies on your credit card or if there is reported damage to the Property, or if the 'Terms and Conditions' are not adhered to. If you do not hold a credit card and cannot provide one as a bond, we will require an $800 cash bond to be paid. This payment will be refunded within 7 days of departure, once we receive your departure inspection report and no charges are required. (Please inform us via email if you wish to pay the required bond via this method).
NUMBER OF GUESTS
At no time during your occupancy is the number of guests staying to exceed the number booked. Only booked guests are permitted access to our home. We do not allow visitors inside the building. We take very seriously the security of our home and that of our lovely neighbours, and the right of our neighbours to their quiet homes. For this reason we require details for each guest, and reserve the right to access external security cameras to confirm any breaches of this requirement. Unfortunately, due to previous issues, we require that independent guests and couples be a minimum of 21yrs of age.
CHILDREN - 'QUIET OASIS IN DARLINGHURST' only ('City Living' is not suitable for children)
Children’s prices for accommodation are included in the standard tariff rates and refer to children using existing bedding. A complimentary porta-cot can be supplied however this is strictly for children under the age of 2 years. A single cot sheet is provided for the porta-cot. Guests are required to supply sleeping bag style blankets etc for this cot and it must be set up by guests. Steps and balconies need to be taken into consideration before booking. Please note there are no baby gates or stair barriers and supervision is the responsibility of parents & guardians at all times. Please contact us if you need further information. No refund will be given if the accommodation is deemed unsuitable after check in. Supervision of children around fireplaces, stairs, balconies, roads, and all areas of the property and surrounds are the sole responsibility of parents/guardians and When Architects Travel accepts no responsibility.
GAS FIREPLACES
Gas fireplaces are to be operated by adults over the age of 21 only and are operated at your own risk. They are purely gas burning only. Nothing is to be burnt in the gas fireplaces, including paper, etc. You will be held liable for any damage you cause including smoke or ember damage from incorrect use. If using a gas fire, you will ensure the fire is switched off whenever you leave the premises even for short periods. Guests are to ensure there is adequate ventilation by ensuring the kitchen window is left slightly open.
Supervision of children around all fireplaces is required and is the responsibility of parents/guardians. ALL fireplaces and their external casings can get very hot and may cause serious burns if touched. It is strongly recommended that the fireplaces not be operated when children are staying.
FUNCTIONS + GROUP GATHERINGS
We do NOT accept functions, parties and group gatherings of any kind.
ONLY booked guests are approved for access to our Building and our home - no 'visitors'.
NOISE
Our building is an 1890’s Victorian terrace with timber floor structures. General ‘living’ noises can and do travel though the structure to neighbours in adjoining flats. This has never been an issue for us, or for the majority of our guests (this is inner-city living in a Heritage Conservation Area, but our home may not be the place for you if you are acutely affected by hearing the ‘living noises’ of others inside the building. This is city living in an a Heritage Conservation Area.
Disturbance to other guests and neighbours, including excessive noise, music and unruly behaviour is prohibited and may result in eviction without refund. If a noise complaint is received; a single warning will be given. If a second complaint is received this will result in immediate eviction with no refund.
PET POLICY
Unfortunately we are unable to accept pets. No pets are permitted on the property at any time due to our own allergies. Additional cleaning charges will apply if this condition is breached, and will be deducted from your credit card.
STRICTLY NO SMOKING
Smoking on the property both indoors, and in front and rear outdoor areas is strictly prohibited. Smoking on the street directly in front of our building also impacts significantly on our home, and on our lovely neighbours, so please enjoy a walk in the local area if you wish to smoke. If there is any evidence of smoking inside the property you will be charged an additional $1000 for a specialised clean to eliminate odours and remove chemical residue before future guests may use the space.
CLEANING
Extra cleaning fee will be charged if left in the property is left in a dirty condition. Guests are asked to wash up all dishes and leave kitchen, equipment and appliances as found at check-in (e.g. rubbish placed in outside bins, dishes washed and put away, oven/ fridges wiped out if used). Please report any existing damage to the unit upon your arrival. Please immediately report any damage which occurs during your stay, so that we have the opportunity to rectify this for incoming guests following your stay.
Movement of furniture is strictly prohibited. All items or furniture must not be moved between spaces. Our cleaner is not able to move furniture back into place by herself. Any damages/excess/ additional cleaning costs caused by movement of items or furniture will be deducted from the bond.
LOST OR DAMAGED KEYS
Guests are expected to take extra care with keys and locks. The entry door locks have been damaged by guests ignoring our detailed access instructions and ‘trying’ each key in the lock. It is the guests responsibility to read our detailed access information and to take care to use the correct key. If guests damage locks or lock keys inside the property and require access, a security call out fee will apply. If replacement keys need to be cut, key barrels need to be replaced, or re-keying is required (impacting on all residents in the building), costs will be calculated based accordingly and charged to the guest. An additional $25 will be charge to a guest credit card for lost or damaged key sets.
INDEMNITY
Guests’ actions, conduct and safety are the responsibility of the Guests. When Architects Travel do not condone: unsafe, irresponsible or illegal actions/behaviour etc. on or off the premises, during a stay or at any other time. A condition of entering and/or staying at this property means that all Guests understand and agree to indemnify the agent and owners against any responsibility or action(s) (legal or other), due to any action(s), incident(s), loss or injury(s) while within or outside of the premises (including, but not limited to, the grounds, facilities, structures, etc.) during a stay or at any other time.

Minimum length of stay restrictions apply to certain rates during special event periods. Rates quoted are in Australian dollars and are subject to change at any time. Rates are inclusive of GST where applicable. Any verbal quote given is an estimate of price only, which is subject to written advice on the booking confirmation.

Payment Policy

50% of monies due is payable at time of booking. The remaining 50% is due 21 days prior to your stay. We will only accept payment by Credit Card via the Little Hotelier secure online payment system linked to our booking system (credit card fees apply), or direct deposit payment.

A credit card pre-authorisation of $600 per stay will be held on all bookings as a bond. If you do not hold a credit card and cannot provide one as a bond, we will require an $800 cash bond to be paid

- Australian Visa and MasterCard: 1.95% + 45¢ per successful transaction
- Australian American Express: 2.95% + 45¢ per successful transaction
- International cards: 2.95% + 45¢ per successful transaction

Cancellation Policy

We are a small family business welcoming guests in to our home. Cancellations have a significant impact on us. To secure your booking, you must pay a non-refundable deposit of 50% .

If a booking is cancelled you will only receive a refund if all dates are rebooked by us to another guest for the same value ( an administration fee of $100 will still apply). Cancellations are not accepted on the day of arrival or after check in. You will be charged the total of the reserved stay under all circumstances.
