First of all Thank You! for choosing to book direct with us and support our small family business and the local community.
When submitting your booking please note our minimum stay is:
2 nights except Public Holidays 3 nights ~ A short relaxing and luxurious getaway.
4 nights – School Holidays ~ A time to recharge and reconnect with those you love.
7 nights – Christmas/Summer ~ Go on, you deserve this family & friends holiday in paradise!
Longer term stays available upon request.

TERMS & CONDITIONS
Please read these terms and conditions carefully.
When you make a booking, you accept on behalf of your group the terms of these booking conditions. It is your responsibility to ensure that all of the details on your confirmation documents are correct and to bring to our attention any errors or discrepancies within 48 hours of your booking.
The owners will make every effort to ensure the property is available as booked. However the owners reserve the right to make alterations to bookings due to unforeseen circumstances.
Our guests are required to comply with the following conditions:
CHECK-IN
Self-check-in is from 3:00pm. A code will be provided in your pre-arrival email and we will contact you on your mobile on the day to ensure you have arrived safely. We may personally welcome you at the property depending upon your time of arrival.
STRICTLY NO-SMOKING
Our property is an immaculately clean and a non-smoking property. We trust you will respect our property during your stay.
PET POLICY
Unfortunately no pets are permitted unless agreed by the owner in writing in advance. Cleaning charges will apply if this condition is breached.
BATHROOM AMENITIES
Amenities - we provide one bath towel per guest, face towels, hand towels, bath mats and Australian botanical bathroom toiletries. Please bring additional towels if required and your own beach towels.
LINEN & EXTRA CLEANING SERVICE
We offer a mid-stay clean including a complimentary service and linen change for guest stays longer than 7 nights.
FURNITURE
Furniture - We kindly ask that you please do not move around any of the furniture in our property and respect the accommodation as if it's your own home.
GUEST CONFIRMATION
Number of Guests should not exceed the number stated on the Confirmation Notice or as subsequently agreed by email. Fees will apply for excess guests not agreed with the owners in advance.
NO PARTIES OR FUNCTIONS
Parties and Functions are strictly prohibited and breach of this condition may result in loss of your bond and/or additional payments.
INDEMNITY
Damage, Breakages, Theft, Injury or Loss are the guests responsibility during their stay. To maintain a high standard we kindly ask that you respect our property. In the event of damage to the property, equipment, breakages, loss or if extra cleaning is required the amount required to replace or repair any of the above will be deducted from the security bond.
NOISE
Please be respectful and mindful of our neighbours. Excessive noise and disruption will not be tolerated and may result in eviction and loss of bond.
CHECK-OUT
Check-out time is 11:00am although we may be able to accommodate a later check-out, just ask us.
Departure - Windows need to be closed and doors locked. The property should be left in the same state as its condition on arrival, neat and tidy.
We kindly ask that dishes are washed and put away, the BBQ cleaned and stored, rubbish removed and bins taken out to the kerb for Tuesday collection.
Please take all your personal items with you.
Loss - the owners take no responsibility for the tenant’s personal property.
VARIATIONS
Variations to these conditions may only be made by prior arrangements with the owner in writing.
OFFERS

Payment Policy
50% Deposit is payable to secure the booking with the balance due 14 days prior to arrival.
Your online booking through the Little Hotelier platform indicates a booking reservation. You will receive a separate notification for the deposit payment as well as the final payment.
We accept direct deposit, Visa, Mastercard and Paypal. Any discounts for special offers will be applied on the notification for payment.
Bookings are not confirmed until the deposit is paid and receipted.
If payment is not received by the due date the owners reserve the right to cancel the booking.
Payment of the rental deposit constitutes the clients acceptance of the Terms and Conditions.
All bookings incur a refundable Security Bond payment of $500 per villa. It will be refunded within 14 days in full subject to the terms and conditions being met.
Rates quoted are in Australian dollars and are subject to change at any time. Any verbal quote given is an estimate only of price, which will be subject to a written advice on confirmation of the booking.
Minimum length of stay restrictions apply to certain periods such as long weekends, school holidays, Easter, Christmas and Summer Holidays.

Cancellation Policy
If you cancel or modify with 3 or more months notice prior to your arrival date a 20% cancellation fee of the booking total will be incurred.
If you cancel or modify between 3-1 month prior to your arrival date a 35% cancellation fee of the booking total will be incurred.
If you cancel or modify within 30 days of your arrival date a 50% cancellation fee of the booking total will be incurred.
If you cancel or modify less than 14 days prior to your arrival date 100% of the booking total will be retained.
No cancellations or modifications are accepted on the day of arrival or after check in. You will be charged the total of the reserved stay under all circumstances.
Written notification must be provided for all cancellations or modifications.
