A private beachfront resort set amongst the unspoiled nature of South Gippsland and Wilsons Promontory.
Guests will be left the keys to let themselves in, you will have the house to yourselves. The spacious kitchen, a caterer's delight, is very well equipped and includes a dishwasher and boiling water unit. Both the inside and outside dining rooms seat 14 people.
You bring your own consumables, food, towels, sheets, pillow cases and doona covers. Heating is provided by gas heating and an open log fire.
Inside and outside barbecues are provided for your convenience.
Upstairs and downstairs lounge rooms both seat 14 and have digital TVs. Upstairs has both VCR and DVD players and is a great place to entertain the kids.
Guest accommodation presently consists of five bedrooms on ground level, and two bedrooms in a loft reached via a spiral staircase. The downstairs rooms contain a double bed, plus a single bed on an upper level. The bedrooms open onto a communal living space, and all have doors leading directly into the garden. Each bed has a protective underlay, doona, pillows and plenty of blankets.
Wirrega boasts a double shower room with basin and separate toilet, as well as a big bathroom with double bath, shower, basin and toilet. Wirrega also has a laundry with a small washing machine.

STRICTLY NO FUNCTIONS OR PARTIES UNLESS AGREED WITH THE PROPERTY OWNER
Please note that we do not allow parties, functions or camping at the property unless expressly agreed via prior arrangement with the Property Owners. Thank you.
ARRIVAL & DEPARTURE TIMES
The check in time is 4:00pm and departure time is 10:00am unless otherwise arranged. Special arrangements can be made for early check-in and late check-outs. Prompt departure is appreciated.
NUMBER OF GUESTS
The property can only be occupied by the number of persons stated in the confirmation email or as subsequently agreed with the Property Manager. We reserve the right to refuse or revoke occupancy of the property if this condition is not observed. Guests agree that any number of Guests above that stated in the confirmation email will attract additional fees that will become immediately due and payable to the Property Owner. The Property Owner may deduct these fees from the Security Bond. If insufficient funds are available from the Security Bond, the Guest agrees to accept responsibility for outstanding payments. Where no Security Bond has been taken, the Guest agrees to accept responsibility for outstanding payments.
Please bring towels, sheets (fitted and flat), pillow cases and doona covers. Please note that we supply tea towels, bath mats, hand towels, pillows and doonas.
The key to the house is in a lock box on the property. We will send you an email with the key lock details a few days before your stay.
The rental contract is for Guests to be accommodated within the house. Unless otherwise agreed, no additional tents, caravans, campervans or car camping or other forms of temporary accommodation can be used on or the within the property or grounds. The Property Owner or Property Manager reserves their rights to revoke the booking and impose additional fees to be deducted from the Security Bond. If insufficient funds are available from the Security Bond, the Guest agrees to accept responsibility for outstanding payments. Where no Security Bond has been taken, the Guest agrees to accept responsibility for outstanding payments.
It is requested that the house, including the BBQ, is left in a clean and tidy condition. A basic holiday clean is included in the rental price. The Property Owner reserves the right to deduct from the Security Bond or require payment of additional cleaning fees. The clean will be carried out once the property has been vacated. The Guest agrees to accept responsibility for outstanding payments.
Dogs are allowed at the property, however the property owners require that dogs be kept off the furniture. Dog fur on furniture may incur an additional cleaning fee. Pets must be kept inside at night to prevent impact to the native local wildlife. The Guest is responsible for cleaning up any/all pet refuse.
Pets must not cause damage to the premises or furnishings. If damage is caused, the cost of the damage must be paid by the Guest. Guests should prevent pets from making excessive noise at a level that disturbs neighbours. Pets will not be left unattended for an undue length of time, either indoors or outdoors.
The Property Owner assumes no responsibility for illness or injury that may occur to pets or humans while on the premises.
Guest should be aware that the property is a rural setting where vermin and fox baiting is common practice in the area.
Any fees due under this clause may be deducted from the Security Bond. If insufficient funds are available from the Security Bond, the Guest agrees to accept responsibility for outstanding payments. Where no Security Bond has been taken, the Guest agrees to accept responsibility for outstanding payments.
NO SMOKING POLICY
There is a no smoking permitted inside the home. Please dispose of cigarette ends in the rubbish and not on the property’s grounds. Please be aware of the dangers of bushfires.
GUEST OBLIGATIONS IN RESPECT TO THE PROPERTY
The Guest shall be responsible for the property during their stay. The Guest shall take reasonable care of the property and shall leave the property, including all utensils, fixtures, fittings and equipment on, in or about the property in a clean and tidy condition, at the end of the stay. The Guest shall not under any circumstance move large pieces of furniture (ie. tables, sofas, beds). The Guest shall be liable for any breakages or damage caused to the property or any part thereof or any of the chattels therein that may occur during the Guest’s occupation of the property and all costs of repair and replacement shall be payable by the Guests at the end of the stay.
Any damage or breakage to any part of the property or any of the chattels therein shall be reported to the Property Manager as soon as practicable after the damage occurring thereto.
Any costs associated with damage may be deducted from the Security Bond. If insufficient funds are available from the Security Bond, the Guest agrees to accept responsibility for outstanding payments. Where no Security Bond has been taken, the Guest agrees to accept responsibility for outstanding payments.

DEPOSIT: Due as soon as possible (A deposit is required to secure a booking at Wirrega. A deposit of $500 is required for a weekend, and $1000 for a full week or a function).

BALANCE: The Balance of the accommodation rate due needs to be paid three weeks prior to arrival (Balance).
If a booking is made less than three weeks prior to the arrival date, then full payment of the accommodation rate is required.
A tentative booking will be held no longer than seven days.
RIGHT TO REVOKE OR REFUSE BOOKINGS
The Property Owner reserves the right to revoke or refuse to honour any booking, at any time before or during the holiday rental period, which may in the Property Owner’s opinion (and at their sole discretion) be unsuitable for the property.
BOOKING/ RENTAL CONTRACT
The Booking – or Rental Contract is between the Guest and the Property Owner and is subject to the Terms and Conditions herein.
The Booking or Rental Contract for accommodation shall not be effective until the Property Manager sends Guests written confirmation of the booking.
SECURITY BOND: Required 3 weeks prior to booking commencement, where applicable.
The Guest is responsible for the house and contents and grounds of the property for the duration of their stay and apart from reasonable standard cleaning requirements the property must be left in the same condition as they were at check in.
Security Bonds will be required for all bookings above 14 Guests and/or at the Property Manager or Property Owner’s discretion. All Security Bonds will be returned to the Guest within 7 days of the Departure Date, less any deducted costs in line with the Terms and Conditions.
If insufficient funds are available from the Security Bond, the Guest agrees to accept responsibility for outstanding payments.
1. Once the Deposit is paid - it is non-refundable unless the Property Manager is able to re-book the property during the period for which the Deposit was paid. If the re-booking is achieved, the Deposit will be refunded less a $100 Administration Fee (Admin Fee).
2. For cancellations, made in writing, up to 3 weeks prior to the arrival date, the Property Manager will make every effort to re-book the property and the Deposit will be refunded subject to the conditions noted in section (1).
3. For cancellations, made in writing, between 2-3 weeks prior to the Arrival Date, the Deposit will be non-refundable. The Property Manager will make every effort to re-book the property and, if successful, will refund the Balance of the rental costs. If the Property Manager is unable to re-book the property, no refund will be given.
4. For cancellations, made in writing, less than 2 weeks prior to the Arrival Date, the Deposit will be non-refundable. The Property Manager will make every effort to re-book the property and, if successful, will refund 70% of the Balance of the costs. If the Property Manager is unable to re-book the property, no refund will be given.
In the unlikely event that a booking must be cancelled by the Property Owner, we will make every effort to transfer the booking and Deposit to a suitable date, within a six month period from the original booking date. If this is not possible, any payments made by the Guest will be refunded in full. No compensation will be offered or paid under any circumstances.
The Property Manager advises the Guest to obtain Holiday & Travel Insurance to cover themselves against unforeseen circumstances.
