All properties are located in delightful, tranquil tree lined settings 200 metres from the Ovens River. They are a 5 minute walk to town along a well lit tree lined Avenue or a 6 minute walk if you take the scenic route along the River (whilst keeping an eye out for our resident platypus)

Tessies Studio is ideal for couples, or a single, who want stylish accommodation – close to town - and of the highest standard.
It consists of a 1 bedroom fully self contained studio with its own fenced garden containing BBQ and outdoor eating. It has a king size bed, en suite bathroom, lounge area with comfortable arm chairs, TV & DVD. The kitchenette consists of crockery, plates, cutlery & glassware, a microwave oven, jug, toaster, toasting machine and small fridge. It is fully air conditioned and has off street parking.
It has its own private fully fenced garden - just for you. It is totally pet friendly
It is the end of a blissfully quiet court – no-one to disturb you – yet you are walking distance to town only 4 flat blocks away. A stones throw to the Ovens River and all its delightful riverside walks.
The whole property is brilliantly conceived and a perfect retreat for the discerning traveller.

Ideally suited to families or groups of friends this property is unique in Bright. A large property, completely private, close to town - and everything of the highest standard.
Bedrooms 1 has a king size bed with its own ensuite; bedroom 2 has a queen size bed and bedroom 3 has two long king singles. Bedrooms 2 and 3 share the huge main bathroom.
There is a huge open plan living area with a new Miele/Blanco kitchen, a dining table for 8, comfortable modern furniture - everything is provided for you.

GUESTS NOT PAID FOR
Unfortunately this is becoming more frequent. We will evict the ENTIRE group when, not if, we discover this happening. We live next door - we will notice it.
DAMAGE & EXTRA CHARGES
Extra charges will be made to your credit card up to $1000 in the following circumstances –
a. Damage to any property exceeding $50
b. Extra cleaning to be charged at $50 per hour if dishes not clean and replaced; doggy droppings not collected from the garden (poo bags are provided); excessive dirt or dog hair (we provide a vacuum cleaner for each cottage to help you with this); furniture moved and not replaced; BBQ left dirty.
c. The properties have a MAXIMUM number of guests. This includes children. Should extra guests in addition to those originally booked stay at the properties an additional fee of $100 per person PER NIGHT will be charged. As the owner lives next door this is strictly enforced.
ELECTRIC VEHICLE SELF CHARGING
If you are bringing an electric vehicle and are expecting to charge it using our electricity with your own leads please tick the Electric Vehicle Extras Box. You will be charged the appropriate nightly rate - approx $25.
Should we notice that electric charging is happening and the box has not been ticked (and we live next door so we will notice) the charge will be $100 per night charged to your credit card or through Airbnb or Stayz
ACCEPTANCE OF BOOKINGS
We reserve the right to refuse bookings
SMOKING
Smoking is not permitted anywhere on our properties. Not inside, not outside. Extra cleaning charges apply if cigarette odour is detected. Sorry smokers - but the smell is just too pervasive.
PERVASIVE COOKING SMELLS (CURRIES, ETC)
Due to the lingering nature of such pervasive cooking smells, curries are not permitted to be either cooked or reheated in the properties. As such smells are an unpleasant experience for the next guests we feel we are unable to rent accommodation when such odours exist. One nights additional tariff will be charged to cover costs associated with strong cooking smells.
CHECK IN AND CHECK OUT
Check in is from 3pm for Tessies, Brantome & Abacus .
Fairlight checkin is from 4pm as Fairlight takes up to 6 hours to clean with all those bathrooms
Check out for all properties is 10am on the morning after the last night of your stay.
Late checkouts will incur an extra half days tariff
PETS
Pets are very welcome with open paws at all properties. Each property has its own fenced, private garden and has a maximum of 2 pets. Cahrges apply per pet per stay - not per night. Pets are to be on a lead at all times when in the public areas. All doggy droppings, bones, doggy toys, etc are to be collected before departure. Whilst all dogs bark, excessive barking is not to be allowed. Excessive barking is anything that annoys another guest. Pets are not to be left unattended for long periods of time - 3 hours maximum. Doggy sitting is available. Please enquire.
VISITORS & PARTIES, FUNCTIONS, ETC
The properties and gardens are for the quiet enjoyment of our own paying guests. Whilst your visitors are welcome for short times it is unacceptable that visitors from other properties e.g. caravan parks be on the premises other than for very short times and certainly not on a regular basis. Their pets are definitely NOT welcome at any time.
Under no circumstances are parties, weddings or other functions to be held at the properties. Immediate eviction will be enforced. The properties are for the quiet enjoyment of our guests – peace and tranquility are our trademark.
Be Aware - the owners live next door and this is strictly enforced
GENERAL
Upon payment of deposit and acceptance of terms & conditions, guests agree to respect the privacy and right to quiet of neighbours and other guests. Guests agree to behave in an orderly conduct and take full responsibility for their actions, behaviour and any incidents which may occur during their stay. Holidaybright takes no responsibility for injury or incident caused by irresponsible or disorderly behaviour or conduct. This includes pet behaviour.
Politiche di pagamento
Normally 100% of the tariff will be taken at the time of booking. If arrival date is more than 8 weeks away a deposit can be taken with the balance payable on the first day of the month before arrival. Deposits are a minimum of 2 nights tariff or 50% of the tariff for stays longer than 4 nights. If you would prefer only a deposit be paid please advise in the Comments Box or prior to booking ring Catherine on 0408 476 046
Condizioni di cancellazione
Should travel restrictions re Covid be in place for the original dates you are booked to travel the conditions below do not apply. Deferrals/credit notes will be made available to the value of the amount actually received by us - excluding commissions paid to third parties such as Airbnb and Stayz.. These credit notes will not expire.
Otherwise all cancellations incur a penalty of one nights tariff. Cancellations made 60 days prior to arrival will receive 50% refund less one nights tariff. For cancellations made within 60 days of arrival all monies are forfeited. We recommend you take out Travel Insurance if you are in doubt – there are many online companies.
If you request we shall try our very best to relet the property for you. If you are in agreement a lower letting fee might be charged to secure a new booking. In that case the forfeiture will be the difference between the new booking tariff and the original amount of your booking plus one nights tariff held as a cancellation fee.
Any bookings made through Stayz or AirBnb are 100% non-refundable.
